Build-to-Suit & Ground Lease

We welcome developer partnerships for build-to-suit arrangements and long-term ground leases.

What Makes a Great Goddard Site

Every location we pursue goes through a rigorous evaluation. Here's what we look for when identifying new school sites across the Southeast.

Family Demographics High concentration of households with children ages 0–6. Median HHI $80K+. Strong daytime population.
Traffic & Visibility Minimum 15,000 VPD preferred. Corner locations or arterial frontage. Easy ingress and egress for morning drop-off.
Site Size 2–3+ acres for ground-up. 12,000–20,000 SF building footprint. Adequate parking and playground setbacks.
Growth Markets High-growth suburban corridors with new residential development, master-planned communities, or strong employer base nearby.
Zoning & Permitting Commercial or institutional zoning preferred. We work with experienced local counsel and have established relationships with municipalities across our markets.
Competitive Landscape We analyze existing childcare supply carefully. Underserved or emerging submarkets with limited premium early education options are preferred.
