We are actively seeking parcels in high-growth suburban markets across the Southeast.
- 1–2+ acres preferred; larger mixed-use sites welcome (retail/office co-tenancy considered)
- Near residential developments, retail corridors, or employment centers
- Strong traffic counts and family-oriented demographics
- Corner locations, pad sites, and ground leases welcome
Build-to-Suit & Ground Lease
We welcome developer partnerships for build-to-suit arrangements and long-term ground leases.
- We are long-term, institutionally backed tenants
- 10-year initial term with renewal options — stable credit
- Clear construction standards and Goddard franchise specifications
- Experienced in working with developers from site plan through TCO
We are flexible in structure — including developer-owned, joint venture, or SEG-led development.
Acquisitions
We evaluate existing childcare and education facilities for acquisition and conversion.

He has successfully developed multiple ground-up Goddard School locations and brings an institutional approach to every development decision — with a disciplined focus on school-level performance.
Bill Hyatt
SC Development
Bill built one of the strongest Goddard portfolios in the Carolinas — developing and operating four high-performing locations across the Greenville and Simpsonville markets. His firsthand expertise in site selection, local market relationships, and construction management makes him the cornerstone of SEG's South Carolina expansion strategy.
